The project provides 46 storage units with a nett lettable area of 7,400m². The units are of varying size, each including amenities and mezzanine office space. Site cast tilt up concrete panel construction was used, the average weight of each panel being 30 tonnes.
Strategically located in the industrial heartland of Sydney, McCredie Industrial Estate is close to and well serviced by major centres such as Parramatta and the Western Motorway giving direct access to greater Sydney.
The brief was to create small demand-driven warehouse, distribution and manufacturing space suitable for small business operators. The scarcity of well-priced industrial accommodation under 150m² in the area resulted in all 46 units being sold prior to completion.
The site, which is situated on a natural water course, required major diversions of services and upgrades and major civil works as a result. Complex staging of the construction of the units disrupted by the civil works was developed to minimise impact to the construction program.
