			<p>Prime Projects completed the refurbishment of 23 Ryde Road, Pymble for private developer, Monarch Investments. The project involved bringing the partially completed and derelict building back to life which consists of three levels of commercial space and three basement levels of car parking.</p>
<p>The works included a new facade, structural rectifications, new fitout and services throughout. The building was converted to a 2,100m² corporate office centre with 63 car spaces and named &#8220;23 on Ryde&#8221;.</p>
<p>Previously known as &#8220;The Graffiti Building&#8221;, 23 Ryde Road was vacant for over nine years and providing a blank canvas for graffiti artists. SBA Architects led the design of the refurbishment and incorporated elements of street art to reflect the history of the building.</p>

			<p style="text-align: justify;">The project involved the repurposing an existing GPT warehouse including the fitout of 1,000m² office, fire service upgrades, additional recessed docks and new breezeway. In addition, major structural alterations were required to accommodate three $20m printing press machines from Germany.</p>

			<p style="text-align: justify;">This conversion of the old convent building into a new adaptive space involved complex structural demolition works where load bearing walls were removed to open up the internal space. The refurbishment delivered general learning areas, new staff rooms, staff lounge and breakout space. The additions involved the construction of verandahs accessibility upgrade works with extensive external landscape works.</p>
<p style="text-align: justify;">As access was tight a temporary access road and staging area was constructed. Excavation and new construction works ran in parallel with the temporary propping of the existing structure to permit demolition of load bearing walls.</p>

			<p style="text-align: justify;">The National Art School occupies the grounds of the former Darlinghurst Jail, which is the oldest surviving large jail complex in Australia. Recent refurbishments of the National Art School Building 11 have breathed new life into this important historic building. The project has returned the building to its intended three stories, and now houses a metalwork/woodwork workshop, various project display areas, sculpture studios, many individual artist studios, a humidity-controlled area for archiving and storing the NAS Collection, a media lab and lecture room. The building also houses numerous meeting, administration and amenity areas.</p>

			<p>Loreto Kirribilli’s Tremayne Building was transformed from a backpacker’s hostel into a modern education art facility including classrooms, studios and photographic dark rooms. The existing five storey building was stripped out including the removal of internal walls and floors whilst leaving the external walls in place. The works included the construction of four new floors within the existing envelope.</p>
<p>Behind the Tremayne Building was a three-story hostel which was converted into staff offices and additional  art rooms for the school.</p>

			<p style="text-align: justify;">As part of the Green Square redevelopment, Prime was engaged by Landcom to relocate two units of the NSW Police Force from their existing facility at Zetland. The conversion of an existing warehouse facility into the new headquarters for the Rescue and Bomb Disposal Unit and Forensic Services Units of the NSW Police included the partial demolition of the structure to create a new external yard with covered parking areas. Portions of the internal warehouse were converted to administration areas with the remaining warehouse areas converted to workshops boasting all new services and finishes.</p>
