			<p class="p2">The Bitzer project with Prime Projects and Fife Capital features 8,300 m² of warehouse and manufacturing space and 960 m² of office areas, designed to optimise functionality and sustainability. The facility includes a full roof solar panel allowance, a 15m deep cantilever awning for enhanced operational flexibility, heavy-duty concrete hardstand and container pavement for long-term durability as well as extensive use of precast panels, including a 416 m² boundary retaining wall up to 4m high. With 4,700 m³ of concrete poured with precision and 42,000 kg of reo fibres reinforcing the warehouse floor, this project showcases our commitment to delivering innovative, high-quality construction outcomes through meticulous craftsmanship and strong collaboration.</p>

			<p class="p2">Targeting a 5-star Green Star Buildings rating and carbon-neutral footprint, Southend Lane stands as a characteristic adaptive-reuse project. By preserving the original red brickwork and distinctive Y-frame structural spine from this 50-year-old structure, all the while working within a live environment, the result is the transformation of a 20,000m2 facility in South Sydney into nine new industrial spaces. These boutique warehouse spaces, ranging from 1,793 to 2,943 square meters, contain high clearance warehouse areas and loft-style mezzanine offices. Catering to diverse business needs, the site features on-site parking for 99 cars, tandem under croft parking for each unit, and a 72kW rooftop solar system for sustainable energy, 5-tonne point load to the warehouse slab, electric vehicle charging, and a one-way drive-through access. The project also includes an on-site cafe with an outdoor lane way.</p>

<p>Further complexity was added to the project in the form of an 800m² bridging slab, required to be constructed 6m below ground over a Sydney Water sewer main.</p>
<p>The construction of the warehouse was staged to accomodate the bridging slab approval and construction.</p>

			<p style="text-align: justify;">The project sits at the back of an existing industrial complex and consists of 3 separate tenancies with offices and a warehouse space. The warehouse was upgraded as well as the infrastructure to the entire site, including an integrated fitout to the Glassons office and external landscape and paving upgrades. The project was accomplished whilst working with shared access to the site as 2 existing buildings were fully tenanted and working with staged access to accommodate different phases of the project. Additional accomplishments in this project include external hardstand which was poured in 7 different zoned stages in order to maintain access to the site for existing tenants, as well as additional acoustic treatment applied to the warehouse and office space due to the close proximity of the site to the airport and a need for a reduction in aircraft noise from entering the building.</p>

			<p style="text-align: justify;">The  2,000m² temperature-controlled warehouse for Sunny Queen in Minchinbury incorporates a number of engineering solutions specific to the sensitive storage of food produce. Frozen storage at -20<sup>o</sup>C, egg storage at +8<sup>o</sup>C and a chilled pallet store at +2<sup>o</sup>C make up the internal storage areas.</p>
<p style="text-align: justify;">The building consists of a combination of office precast panels, insulated panels and onsite tilt up panels. The delivery was further challenged by the need to construct over an existing Sydney Water sewer main. To overcome this a pile supported sewer bridging slab was used. ESD considerations include the reuse of rejected heat heat from the refrigeration plant in the glycol heating system to prevent frost heave damage to the slab on ground.</p>
