			<p class="p1">The OLG Furniture project at Sydney Business Park features a 9,040m² warehouse with on-grade docks, a 1,600m² office, and a 300m² mezzanine that includes a tenant client kitchen, gym, and photo studio, along with a 200m² dock office with curved glass. OLG, a leading office furniture manufacturer and supplier, required a new head operations center and showroom after outgrowing their previous sublease. The facility incorporates detailed designs by OLG’s architect, with office spaces showcasing their products throughout, including meeting rooms, offices, boardrooms, and an upgraded kitchen breakout area in the mezzanine.</p>
<p class="p1">This project marks the fifth collaboration with Sydney Business Park.</p>

			<p class="p1"><span class="s1">The Lot 71&amp; 72 Eastern Creek Drive project consists of a 30,000m2 site including n 18,190m2 warehouse, a </span>two-level office, a dock office, and both recessed and on-grade dock facilities. <span class="s1">The project is targeting a 5 Star Green Star rating with key features of a 370kW solar system, EV charging </span>capabilities, and rainwater recycling facilities. Prime was able to deliver the project 6 weeks prior to contractual program to allow the client opportunity for earlier tenant access.</p>

			<p class="p2">Prime’s Lot 206 Project features a 33,000 m² warehouse with advanced temperature control and smoke hazard management systems. The project includes the world’s first prefabricated Flex-Mod (MDF) construction, two three-storey office buildings, two dock offices, two guardhouses, and two hardstands totaling 10,000 m². Construction utilized 12,000 m³ of concrete and 600 tonnes of structural steel. Ground improvement required 36,000 lm of piles due to the site’s former use as a brickworks quarry. The structure includes a steel portal frame, concrete slabs, and metal deck roof and cladding. Prime successfully adapted to client ESR’s numerous design changes, achieving timely Practical Completion.</p>

Each warehouse is constructed as a separate tenancy with bespoke administration offices for each. 			<p class="p2">In collaboration with Sydney Business Park &amp; Device Technologies, our fourth project for Sydney Business Park involved the creation of a bespoke facility to accommodate over 9,500 medical technologies and supplies. The completed project comprises a 15,700m2 warehouse, a two-level office spanning 1,100m2, a Dock Office, a 650m2 Reverse Logistics Workshop, and a 420m2 Technical Services area with medical gas and compressed air reticulation. Noteworthy features include two 10m high temperature-controlled storage compartments, a specialized Dangerous Goods storage area, a 300kW solar array, and a 320kVA backup generator, demonstrating our commitment to sustainability. Despite complexities and tenant changes, we successfully delivered the project within their 9-month timeframe, showcasing our dedication to meeting Device Technologies’ diverse and stringent requirements and reinforcing our ongoing success at Sydney Business Park.</p>

<p class="p2">Constructed on a brownfield site with challenging ground conditions, the full height precast facility spans an area over 22,000m<span class="s2">2</span>, featuring a 6,500m<span class="s2">2 </span>x 6m high concrete mezzanine, a 4,400m<span class="s2">2 </span>super-awning including 45m wide transfer beams, a double-storey dock office, 8 recessed docks, 8 on-grade docks, and a 400m long x 5m high boundary retaining wall. Despite significant design changes requiring multiple council approvals and staging of construction, not to mention the extreme weather events of 2022, the project was successfully delivered. This accomplishment is a testament to the dedication and resilience of the project team and reinforces Prime’s commitment to excellence in construction for its repeat client, FIFE Capital.</p>

			<p class="p2">Master Builders Association NSW Award Winning Switchyard Industrial Estate by Mirvac is a cutting-edge industrial warehouse estate with a total lettable area of 72,420m<span class="s2">2</span>. The facility is designed to accommodate a variety of users, including last-mile e-commerce users, high-tech business parks, food and beverage, and pharmaceutical companies. It consists of six warehouses that can be subdivided into up to 27 industrial units ranging from 1,200 to 5,000m<span class="s2">2</span>, as well as the inclusion of office spaces. The estate offers an on-site café, a basement car park with 84 spaces, on-grade parking, hardstands, and access roads. It also incorporates sustainable features like in ground OSDs and rainwater tanks, setting a new standard for versatile and efficient industrial spaces.</p>

			<p class="p2">The Harvey Norman warehouse &amp; office facility is the last of several developed lots by Prime Constructions at Crossroads Logistics Centre.</p>
<p class="p3">The warehouse slab was tailored to accommodate Harvey Norman’s Very Narrow Aisle (VNA) Racking Design, which requires precise concrete finishing to comply with industry standards for flatness and levelness tolerances. The warehouse structure connected to an existing operational building, sharing critical fire services infrastructure, created challenges with sequencing during the construction and commissioning phases of the development, but the team’s meticulous planning and execution ensured a harmonious coexistence.</p>
